I was simply stating the fact there are some good property managers who get things done in a reasonable time frame, and some slum-lords who only care about collecting a rent check... No Pun Intended.

sunflower, I think I'm a pretty "decent" property manager, all things considered.

dj88, Candy's landlord does foot the bills for necessary repairs. She didn't mention to you that she has an oil furnance that is the original heat source for that rental unit. The heat pump was just an added bonus when the central air unit went out and was replaced with a heat pump.

Probably the defrost board. Had to have mine replaced last week, it was having the same problem, freezing up solid. Custom Heating and Cooling in Jonesville have always been quick to respond, even when they said they were busy.

When we have these low temps most heat pumps run on aux heat which is an electric heat strip. The same as any electric space heater only bigger. Heat pumps are great for temps down to about 30 degrees then they kick on to aux heat (a big electric space heater that runs thru your duct work)

Electric heaters are always energy hogs. The ones I am telling you about have oil inside them, you don't add anything to them. Just plug them up turn them on, once they get hot, they don't use nearly as much energy. Once they get hot they really put out heat too! I use to have 4 of them and that's all I used to heat with. Never had a power bill over $100 bucks. That's been a couple of years ago! Anyway you've got it fixed now so no need to go buy anything!

I have one of those heaters and it works great! Mine says Climate Keeper on the label and it has 3 settings up to 1500 watts. I picked it up at a Big Lots store and I use it to heat my office, it costs about $10 a month for a small room. If you put a small fan behind it, it heats a small area very well.

Red, we don't have the good gas heaters and I just asked hubby to go down under and get the nasty, electric heater we have. The electric bill goes out of site when we use it and it doesn't keep us very warm but it will do in a pinch I guess. Help is on the way thanks to all GW people!

I still can't remember the names of those Oil filled heaters, they look like old school radiators. Just plug them up, turn them on! They are excellent when heat pumps go bad! Very cheap to run and use! They'll beat the crap out of most these newer so called energy saving heaters. Cheaper to buy too!

my husband used to work on them and he said that its sounds like your defrost board may have gone out on it and your fan is not coming on outside to put it into defrost mode. Depending on the model there may be a way to overide and force it into defrost cause some units will do that giving you some time to replace it but you will need someone trained to do that for you. Good luck with it.

My neighbor did not have heat in that nasty weather we had in the past few weeks, you are not the only one who is suffering. Their landlord does not seem real interested in fixing it

My heat went out in 2003 and blew soot all over inside, what an effin mess that was. My landlord called someone to fix it and purchased a new heater, it was fixed in about a week. If your property manager is decent, you should have no trouble getting it fixed. If you own your home, you will need to geterdone before the next cold spell.

I had the same problem and posted the same question on here and the following is some of the answers I rec'd:


by any chance have you installed a new thermostat in your house? was is specific for a heat pump system?

there is a reversing valve on heat pump systems. if the thermostat or the reversing valve on your system is not working properly you will have this kind of problem.
In the heat mode, hot freon should be flowing through the inside unit. If frosting is occurring, the unit must be sending cold freon through. The air coming out of the ducts may not feel cold since this is causing the supplemental strip heat to activate. The four way reversing valve may be malfunctioning.

Bushman talked me through that and the filter does not seem to be the problem.

Candystripe have you checked your filter lately?

Heat pump is frozen up inside and outside!
Anybody have a Kerosene heater they want to sell cheap? I have already looked in the classifieds and there was one there about a week ago and I can't find it now.
